FLASH FLOODING — desert arroyos and Las Vegas Wash create severe flood risk. EXPANSIVE/COLLAPSIBLE SOILS — caliche and gypsum soils in southern NV. HIGH WINDS — Washoe Valley and mountain passes experience extreme gusts. DUST STORMS — common in desert valleys. RADON — elevated levels in some areas of northern NV.
